Five things to do before the crew arrives.

  1. Stop the water

    Close the shut-off under the fixture, catch the roof drip, or shut the main where the service enters the basement if a pipe has let go. Mold work does not hold until the moisture is under control.

  2. Leave the growth alone

    No dry scraping, sanding, wire brushing or bleach on drywall, and no fan pointed at it. Disturbing mold without containment spreads spores through the house.

  3. Close the door and the vents

    Keep the affected room shut, close the HVAC supply and return in that room if you can, and keep children, pets and anyone with asthma or a weakened immune system out.

  4. Photograph and note dates

    Timestamped photos of the growth, the stain and any water source, plus when you first noticed it. Adjusters, landlords and buyers all ask for the same record.

  5. Keep clear of sewer water

    If water came up through a basement floor drain or fixture, treat it as contaminated: gloves, boots, an N95 or better, and nobody else in the room until we have assessed it.
